Our front wrap-around porch provides a great place to relax after a day of touring Asheville or the Biltmore Estate. Hill House Bed and Breakfast has beautiful expansive gardens to stroll or wallow away the time in a gently swaying hammock. We are located in a quiet residential neighborhood with off-street parking and are in close proximity to downtown Asheville (a 15 minute walk), the Biltmore Estate and the Blue Ridge Parkway.

Check in - Check out
Check-in is from 4:00 - 7:00 pm. Please call us in advance to arrange for entry to the inn if you will arrive after check-in hours.
Check-out is at 11:00 am on the morning of departure.
Smoking Policy
All guest rooms, interior public spaces and the front/rear porch of the Hill House B&B Inn are NON-SMOKING. Smoking is permitted in the side yard and the porch of the Cottage. Receptacles are provided for cigarette ashes & butts.
Incoming telephone calls
for guests are for emergency only. If you need to be reached, please bring your cell phone.
Reservations/Deposits
Reservations may be made online, or by calling 800-379-0002 or 828-232-0345 and are confirmed at booking. Reservations are guaranteed with a valid credit card (Visa, MasterCard or Discover). Final Reservation Confirmation will be emailed within 24 hours for guest review, signature and return to Hill House B&B by fax, mail or email.
For 1 or 2, night stays, a deposit of 1 night's stay is required. For stays of three or more days, or for parties booking more than one room, a 50% deposit of the entire stay is required. Deposits made with credit cards are due at time of booking a reservation. Deposits made with personal checks are due within five days of booking. All deposits are subject to standard cancellation policies.
Balances are due upon check-in. Payments can be made using cash, personal check, traveler's check, or credit card.
Cancellations
If cancellation occurs at least 14 days prior to arrival, your deposit is returned minus a $35 processing fee. Cancellations 7 to 14 days prior to arrival will result in forfeiture of the deposit. If you cancel within 7 days of your arrival date, you will be charged for all nights reserved, plus applicable taxes. A 30-day cancellation period is required for Holidays & Leaf Season. Late arrivals and early departures fall within our cancellation policy.
Reservation date changes 7-14 days before arrival date will be assessed a $35 processing fee and are subject to availability. Changes made within 7 days of a reservation are considered cancellations.
Guests of the Inn
Rates are based on two-person occupancy. There is a charge of $25 per person per day for additions to standard occupancy. Arrangements must be made in advance of arrival. Taxes are applied as required by law.
We can accommodate a child 12years or older in the Inn and a baby or toddler in our Cottage. Please call to make arrangements.
Pet Policy
Unfortunately, we do not allow pets in guest rooms of the Hill House B&B Inn or Cottage. If you are traveling with your pet you will need to make arrangements for their care since we cannot allow pets in guest cars overnight.
Damages
For the safely of all guests, no candles are to be lit in rooms. A minimum $100 cleaning fee will be assessed if candles or wax residue are found in the room upon departure.
Red wine stains can be extremely difficult to remove. Caution is advised if enjoying red wine in your room, since any damage to carpet or linens will be the responsibility of the guest.
